Client: Linden Homes & Peabody Housing
Scheme: Linden Homes are building a development of 4 residential blocks at a site in Hackney, made up of 32 apartments – a mix of social and private housing. Sustinere UK were chosen to provide the energy centre and distribution network to meet the heating and hot water requirements for the development.
Requirement: Build an on-site 400 kW(t) energy centre housing gas boilers, and associated controls, remote monitoring and metering systems. Install 250m of underground district heating pipe & risers, bulk heat meters to comply with Heat Network Regulations, and Heat Interface Units in each dwelling/commercial site.
Project Value: £600,000
The client required a Contractor who could design and install an energy centre, comprised of a gas CHP and two gas boilers, to deliver heat and hot water to residential units. The client also needed the contractor to:
- Design and install the distribution network up to and including the internal radiators in each dwelling
- Fit the fire sprinkler system
- Carry out a number of 1st and 2nd fix electrical & mechanical elements of work.
Sustinere UK were able to design the energy centre to meet the planning requirements for the site and bring the costs within the budget of the client. Work has begun on completing the internal distribution network, the risers, bulk heat meters, and individual Heat Interface Units. This will be followed by the fitting of the fire sprinkler system, the subterranean pipework throughout the site, and finally the installation of the energy centre itself.
The Energy Centre
For the energy centre, Sustinere UK designed and will install:
- 2 x 196KW Hamworthy Wessex ModuMax mk3 boilers
- 1 x 2000ltr thermal store
- SAV 40KW CHP
- 2 x 500ltr thermal store
- Grundfos pumps
- Aquatec cold water booster pump set
- 3500ltr cold water tank
The energy centre is controlled by a Trend BMS system to optimise efficiency and can be remotely monitored by engineers to assess performance.
The Heating Distribution Network
Sustinere UK installed 250m of underground pipe work and risers to deliver the heat and hot water to the end user at the development. The heating risers are being installed in centralised service risers and in corridor voids. Bulk heat meters are to be installed in each block to comply with Heat Network Regulations. Altechnic SATK30 Heat Interface Units were installed in each dwelling, with each unit incorporating a Switch2 G6 billing system.
On completion of the scheme, Sustinere UK will carry out demonstrations on how to use the HIU with the social Landlord and Private Sales Teams. Sustinere UK will also accompany the Sales Team and Social Landlord on visits to their tenants/customers to ensure they have all the support needed.
